Rules Acceptance
The booking of the property implies the acceptance of these regulations. The booking person is personally responsible, even for the people who accompany it.
Rates
Prices are expressed in Euro and are for the requested period.
The agreed price includes consumption (electricity, water and gas), kitchen linen, bed linen and towels (but not weekly change), free parking for cars / scooters and use of common areas. The price does not include the security deposit, any damages and any other services requested by the client, which must be paid locally. We reserve the right to change the published prices of our apartment at any time without notice. However, the price agreed upon at the time of booking (excluding any extras), will not be changed under any circumstances.
Reservation & Deposit
Your personal data and booking information must be given to confirm the reservation: a telephone number, an e-mail address, the holiday period, the number of people. A deposit of 30% on the total price must be paid by bank transfer, paypal, credit/debit card or the others available payment methods. Horizon House reserves the right to accept the booking request.
The balance will be paid upon arrival at the property. In case of non-refundable rate the full amount must be paid in advance by credit card. If the times indicated above are not respected, the reservation will be automatically canceled and the accommodation will be made available for new requests.
N.B. In case of bank transfer, the guest has 48 hours to make the deposit payment and to be accredited. (Ex. Booking made January 15th for July 12th-19th, the bank transfer must be available on our account on January 17th).

Cancellation penalty
Reservations canceled up to 30 days before arrival will not be charged (e.g. Arrival 15th May = Free cancellation before midnight on 14th April), then the pre-authorization will be canceled or the deposit will be refunded. Cancellations made after this deadline result in the loss of the entire amount.
In case of early departure, the full amount of the agreed reservation will be retained.
No amount will be refunded for a discounted rate or non-refundable rate in any case.
The reservation must be modified or canceled in writing, within the established deadline by sending an email through the form on the “Contacts” page, and must be confirmed in writing by the managers.
The unavailability of the accommodation has survived
In case of force majeure prevented to make available the reserved accommodation to the customers, the OWNERS reserve the right to be able to assign another accommodation with similar or superior features at the same price, or in extreme cases to cancel the booking, refunding the amount paid to the tourist without the latter being able to make further claims for damages in any capacity. It should be noted that the outside of the one that has paid nothing will be reimbursed or refunded. Therefore no claim for compensation will be considered.
Rules about the holiday house management
As required by the regional law of holiday house, the manager is obliged to clean the apartment at each customer change.
For linen we mean 2 sets of sheets and towels (personal, face and shower) per person. Any extra change of linen (third set), requested by the customer, has a cost of € 15.00 per person (€ 25.00 for the double set), to be paid in cash at the exchange itself.
The unit is equipped with beds, pillows and blankets, wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps, table for the consumption of meals, chairs, armchairs or sofas in the living room with seats equal to the number of people housework, broom, dustpan, bucket, floor mop. All this must be related to the number of beds.
The kitchen is equipped with an oven, fridge, microwave, kettle, sink with dish drainer, kitchen utensils such as kitchen knives, 1 sugar bowl, a coffee pot, a colander, a salad bowl, a grater, a juicer, a corkscrew, a can opener, a dustbin with plastic bags, a tablecloth, napkins and kitchen towels. For each host: two knives, two forks, two spoons, two teaspoons, two flat plates, a soup plate, two glasses, a cup, a small cup.
The bathroom, in addition to linen, is equipped with waste basket, mirror and contiguous outlet for electricity, shelf, toilet brush, bath mat.
Arrival – Balance – Security Deposit
At least 24 hours before arrival, the customer is required to inform the manager about the exact time of arrival, to receive an adequate reception. On the day of arrival the apartment can be picked up at 3:00 pm.
Upon arrival, guests must show a valid identity document. If no valid documents are presented, the reservation will be canceled and the entire amount paid will be withheld.
You will be given the keys and shown the apartment. Along with the balance of the apartment a deposit of € 200.00 for any damages and / or shortages must be paid. The security deposit will be returned on the day of departure after the check of the apartment by the manager. In case of damages and / or shortages, a compensation will be requested, assessed by the manager of the property to be paid before departure.
We accept the following payment methods: cash, credit cards (visa, mastercard, discover, american express) and paypal.
Departure – Return of keys
On the day of departure the owner or an agent will go to collect the keys and check the condition of the property, if this will be released as it was delivered and if all the rules of this regulation will be respected, the security deposit will be returned. Any damage caused must be reimbursed. The apartment must be released by 11:00 am, unless otherwise agreed, to allow cleaning.
Pets
We do not accept animals.
Rules during the stay
- Check the efficiency of the apartment and tell us any anomaly or lack within and no later than 24 hours after your arrival, do not wait for the day of departure to inform us.
- It is strictly forbidden to copy the keys: the violation of domicile, in the absence of authorization, constitutes a serious criminal offense punishable by law. In case of loss of the keys, a refund of € 50.00 will be applied for the damage caused.
- It is forbidden to stay in the house in a number of people higher than the maximum allowed. It is forbidden to bring in strangers without having previously notified the manager and having received express consent.
- Access to the pool is forbidden to people who have not been registered during check-in and / or who are not part of the booking. Any access to the pool by strangers must be communicated to the manager.
- All accommodations are delivered clean and working. The customer must provide for the daily reorganization of the apartment and will be responsible for its integrity, so it is forbidden to move the furniture from their position. At the time of return of the property the customer will have the obligation to leave the accommodation in acceptable conditions, in particular the cleaning of the kitchenette and dishes, which must be returned clean and tidy, otherwise you will be charged an additional € 30.00. Customers must also provide for emptying the refrigerator and the dustbin. Paid mid-week cleaning is available on request.
- The tenant is required to observe the common rules relating to the quiet especially in the afternoon and night hours, avoiding noises and harassing noises. Particular silence must be respected between 10:00 pm and 8:00 am and between 01:00 pm and 05:00 pm. Parents are asked to constantly watch their children so that they do not disturb.
- The lessee undertakes to take the utmost care of the property entrusted to him. Crockery and other household equipment (chairs, blankets, etc.) must not be used or transported outside the house. All defaults will result in charges assessed from time to time by the person in charge. Guests will be held responsible and must pay for any damages, breakages or loss of goods made by you, or your visitors during your stay at the accommodation. Objects that are replaced must be of the same quality as the originals. The breakdowns caused by the tenant or those of ordinary maintenance will be charged to the tenant and the amounts withheld directly from the security deposit.
- In doubtful cases, the person in charge will hold the entire deposit and return any difference together with the receipt of the expense incurred for the restoration at a later time.
- It is absolutely forbidden to take the linen out of the room. Sun cream and oil, makeup and hair dye can permanently stain bed linen, sheets and towels. We therefore ask you to be careful when using these products. If despite the efforts the stains are not removed, you will be charged a fee to replace the linen.
- The customer expressly exempts the operator from any liability for direct or indirect damages that may result from the unauthorized interruptions of essential services such as electricity and water.
- Information and tourist brochures are available for guests inside the apartment. For any additional information guests can ask the owners.
- We accept no responsibility for loss, theft or damage to objects left by you in the rooms or for any accidents, theft, damage to persons or property just because they occurred on the property.
Privacy Policy d.lgs n. 196/03.
As expected by article 13 of Leg. 196/03, Horizon House will process the personal data supplied by you in compliance with the legislation on the protection of personal data processing. Pursuant to and for the purposes of this legislation, the treatment is based on principles of correctness, lawfulness, transparency and protection of privacy and customer rights. The provision of data is optional. In case of failure to provide the same, the structure can not take into consideration the request to stay within its structure. Your data are only used for registration and delivery requirements to the state police authorities as described by the T.U.L.P.S.. Personal data will not be retained for advertising or other purposes if expressly declared and signed by the customer. The personal data you provide are collected electronically and processed, even with the aid of electronic means. The data controller is Horizon House.
This regulation is valid immediately. Failure to comply with even one of the above rules will result in the cancellation of the booking and the removal from the stable of the guests with loss of the amount already paid.
